Ok so once the drawings are complete along with structural calculations (you can have these done yourself or we can use the architect and structural engineer that we work with regularly) the scaffhold will be erected and a skip dropped off on site ready for commencement of works. We will agree a structured breakup of payments in the contract for each stage of works completed. The roof will pretty much get built straight away and then r.s.j's (steel beams) will be fitted in order to install new joists, create a stairwell, and build the ashlar wall to complete the 'structure' stage of the conversion, and also create storage area in the 'eves' area. Building control will visit site to check and confirm we have done everything correctly and will pay 2 more visits post this inspection, i.e. insulation, and then final sign off including gas and electrical certificates, and fire regs (fire doors or smoke detection). You are welcome to use the council building control in your area, however we can recommend the private building control that we regularly work with and may even be a cheaper option. Now that we know the building is not going to fall down (it never was) we can build walls to create your room layout, lay the floor, and fit insulation and plasterboard. Once the loft is fully formed with windows and/or doors, we will finally break through into your house and fit the staircase making good as we work our way downstairs. The entire job can now be plastered ready for second fixing. Once plastered the finishing touches will all be made to transform loft into home. Doors, skirting, architrave, hand rail and spindles on the staircase, storage doors, bathroom suites and every final perfect detail. We off wooden flooring if you wish, and we can recommend highly talented carpet fitters/ceramic tilers/painter and decorators to suit whatever your need. A final inspection from building control will be made at the end of the job (which should take roughly around 8 weeks) for the final 'sign off' therefore to give you your new 'storey' in professional writing. All scaffholding, hired apparatus and materials will be removed from your property, and you are free to move forward. So glad we could help!
